Commercial Appraisal Services

The vendor required to provide commercial appraisal service to estimate the value of all parcels in a taxing jurisdiction, including commercial properties. 
- Requirement:
•    All available lease information for commercial transactions in state including: 
o    Rental rates (asking, actual, starting, escalations etc.)
o    Start date and end date of leases
o    Lease terms, what is included or excluded (maintenance, taxes, insurance, common areas, etc.)
o    Extension terms included in a lease (beyond the end date)
•    Commercial sales information for all transactions in state.
o    Sale price and sale date
o    Actual owner of properties when owner name information is confusing
o    Additional terms or restrictions on the sale of the property
o    The ability to track and measure changes in sales prices over a specified period of time
o    Listings of commercial properties currently offered for sale in state 
•    Commercial inventory for all properties where sale or income data is available including but not limited to rentable area, square footage, addresses, building amenities, loading docks, ceiling heights, common area square footage, etc.
•    Cap rate information commonly used by commercial appraisers in state to value properties using the income approach.
o    Included in this is a breakdown of rates by different types of commercial properties (i.e. Apartments, retail, industrial, warehouse, etc.)
o    The ability to track and measure changes in cap rates over time
•    The product or service should also allow this data to be broken down to an area smaller than state for analysis.
o    Allow breakdowns by major metropolitan areas of state
o    Allow breakdown by counties in state (all counties included).
